Q: Do I need to be introduced by the New Home Locators representative to the builder on my first visit to get a rebate?

A: Yes. It is a requirement of the Builder that a New Home Locators agent registers or accompanies you on your first visit to the community. Not being registered by your agent could result in the loss of thousands of cash at closing.


Q. What if I'm already working with a buyer's agent?

A. The RebateTexas.com program is not intended to solicit prospective homebuyers who already have a Buyer Agency Agreement with a non-New Home Locators real estate agent. If you are already under contract with a non- New Home Locators real estate agent to purchase a new home, you are not eligible for RebateTexas.com cash back program.


Q: Where can I buy a new home to get a rebate?

A: We are Licensed Real Estate Agents in Texas. We can only offer you our rebate if you purchase a home in Texas from a participating new home builder. Please contact us if you are looking to purchase out of state. We have a network of agents that we can refer you to.


Q. How does New Home Locators get paid?

A. New Home Locators does not charge you, the homebuyer, any fees for its services. Our services to you are FREE! Who pays our fees? The home builder does. We are a licensed real estate company; our fees come to us as part of the real estate commission. We then rebate you part of our commission.


Q. How can New Home Locators afford to give a rebate when other agents can’t?

A. It's simple. Most agents have to give up half of his or her commission to keep the lights on at the office, and instead of paying for high-priced office space and spending huge amounts money on the old traditional style advertising, we use the efficiencies offered by the Internet, a new effective advertising service. By taking advantage of our dynamic web presence along with our relationship with the builders, we are able to offer you the real estate products you are already familiar with at a lower price. Q: So it's not illegal to give rebates? My Realtor said it was.

A: Your Realtor is wrong! Giving rebates is very legal - in fact, it would be illegal not to be able to give a rebate. That's called “price fixing”.


Q: Is your firm directly affiliated with house builders like Pulte Homes or Toll Brothers?

A: No. New Home Locators is a real estate firm offering rebates to buyers in Texas. We do have relationships with many builders and we keep up to date with their incentives to pass along to our buyers. These incentives are in addition to your rebate (this means you save money, a lot of money, $2,000 to $10,000). It just keeps getting better!
